VERTEX was contracted to perform Environmental Site Assessments (ESAs) in support of an acquisition of multi-family properties located in Massachusetts, New York, Pennsylvania, Virginia, Washington D.C., Georgia and Florida.

The scope of work went beyond the ASTM standard and included: detailed visual inspections for microbial impacts and water intrusion within apartment units and common areas; collecting drinking water samples in each apartment unit to analyze for lead impacts from faucets, plumbing or the municipal water systems; collection of radon samples per state-specific regulations; and conducting limited asbestos and lead surveys per state-specific regulations.

As many of the properties were constructed on parcels historically utilized for industrial purposes, gasoline service stations, and other various operations of environmental concern, VERTEX conducted detailed reviews of previous environmental reports and regulatory documentation as part of the assessment.

Upon completion of the project, VERTEX worked closely with the client during the purchase process of these properties to assist with further details about concerns and recommendations identified within the reports. This included developing summary tables of all concerns identified during the ESAs along with estimating costs to correct and writing proposals for additional work which included abatement, Operations and Maintenance (O&M) Plans for asbestos and lead, installation of radon mitigation systems, subsurface investigations, ground penetrating radar (GPR) surveys, underground storage tank (UST) tightness tests, UST closures, managing ongoing remedial activities, and preparing USEPA Spill Prevention, Control and Countermeasures (SPCC) Plans.
