VERTEX performed Construction Risk Assessment and Owner’s Construction Monitoring Services for the $29M new construction of the Merrill Gardens Assisted Living Facility in Rancho Cucamonga, California. The services were completed on behalf of an international institutional investor and pension fund advisor. The completed building is a 3-story, 125,000-SF independent/assisted living and memory care community consisting of 112 units consisting of96 independent/assisted living units and 16 memory care units. The building is located on approximately 5 acres of land in the Alta Loma area of Rancho Cucamonga. The building is slab on grade construction supported by shallow spread footing foundations. Residents will have access to amenities including private patios, a pool, lounge areas, and a landscaped rooftop area in addition to an indoor movie theater.
VERTEX performed construction risk assessment review for the design documents which were presented to the design team prior to finalizing the bid and permit sets. This included the review of the available design drawings, preliminary cost estimates and project schedule. VERTEX was retained to perform one site visit per month for attendance of an Owner/Architect/Contractor meeting and payment application review meeting, as well as site documentation.
VERTEX’s scope also includes ongoing monitoring of the Project’s overall progress, schedule adherence, construction quality, and safety compliance, all presented in our Monthly Construction Monitoring report. A Project Closeout Report was prepared at the completion of this development. This report includes Operations and Maintenance Manuals, Warranties, As-Built Drawings, remaining punch list items to be completed, etc.
