In 2016, VERTEX was contracted to perform Environmental Site Assessments (ESAs) in support of potential property transactions of multi-family properties located across the United States, including Ossining, New York.
The scope of work went beyond the ASTM standard and included:
- Detailed visual inspections for microbial impacts and water intrusion within apartment units and common areas
- Collecting drinking water samples in apartment units to analyze for potential lead impacts
- Collection of radon samples per state-specific regulations; and conducting limited asbestos
- Lead surveys per state-specific regulations
During the completion of the ESA, VERTEX identified that the New York property was located on parcels historically developed with a commercial laboratory. In addition, neighboring properties of potential environmental concern (active service station and dry cleaner) were identified. VERTEX conducted detailed reviews of previous environmental reports, regulatory submittals, a Soil Management Plan, asbestos and lead abatement documents, and sub-slab depressurization plans.
Upon completion of the project, VERTEX worked closely with the client to manage any outstanding environmental concerns at the various properties.
