VERTEX was initially engaged to provide consulting services on the construction of a 6-story, 51-bedroom affordable housing project following the default of the electrical and low-voltage subcontractor. The General Contractor ultimately elected to proceed by taking over the defaulted subcontractor’s scope and engaging a subcontractor under a time and materials (T&M) basis. VERTEX monitored the completion of the electrical and low-voltage subcontractors in an effort to proactively maintain a focus on the budget and schedule impacts. Ultimately, VERTEX’s continuous site visits proved fundamental in assisting the Surety’s dispute against unreasonable costs and the wrongful allocation of schedule delays. In the end, VERTEX’s scope of services included monitoring construction progress, preparing a schedule analysis and reviewing the completion costs.
