What is a distressed construction project?

A project where cost, schedule, quality, or contractor performance has deteriorated to the point that the current plan can no longer be relied on. It does not require a work stoppage. Distress usually begins when the reporting stops matching what is happening in the field.

When should an owner or lender bring in a distressed project consultant?

As soon as billings, schedule updates, and observed progress start telling significantly different stories. The earlier the assessment, the more recovery options remain open and the less each one costs.

What is a cost-to-complete analysis, and why does it matter more than the budget?

A cost-to-complete analysis prices the remaining scope from current field conditions and status instead of escalating the original estimate. A project can significantly exceed its original budget and still remain viable for completion. Another can look manageable in budget reporting while the work that remains costs more than the funding left to pay for it.

Can Vertex take over and finish the work?

Yes. We manage completion for sureties, lenders, and owners, including scope reconciliation, re-procurement of the remaining trades, corrective work oversight, punchlist and closeout, and certificate of occupancy coordination.
