Major Housing Developments in South County

March 13, 2017

In 2017, southern San Diego County (often called South County) has started a major “development binge” according to Alan Nevin, Xpera Group’s director of Economic and Market Research.

“This year will mark the first in what I perceive to be a decade-long binge of development, highlighted by a massive investment in infrastructure and new housing, both sale and rental.”  -Alan Nevin

There is a large cast of homebuilders developing land or already breaking ground near Otay Ranch such as Cornerstone Communities, Pardee Homes, Shea Homes, Meridian and more. At the same time, apartment rentals in south county is getting new inventory as developments by Millenia, Trammel Crow and ConAm are underway. Xpera’s Quality Assurance is providing third-party peer review on a number of the communities being developed in the area.

The increase of housing supply in south county will be a small help to alleviate the California housing shortage, however will not help the traffic problem to north county, where the jobs are.
