1212 Aventura – Project Turnaround & Completion

Vertex provided construction project turnaround, lender advisory, cost-to-complete analysis, and oversight to stabilize and complete 1212 Aventura.

The Challenge

Vertex was initially retained by the construction lender on a large-scale medical district development that had reached approximately 60% completion and was facing significant cost and schedule pressure. Construction had commenced before the design was fully complete, generating out-of-sequence work and cascading subcontractor inefficiencies. The project was placed on hold twice, for several months each time. Combined with aggressive original pricing, these conditions drove the final cost to approximately 32% above the original contract value and extended completion by roughly 27 months beyond the original contract schedule.

By the time Vertex engaged, maintaining continuity of work on site had become a central concern, the lender was evaluating its options, and a clear path to completion had not yet been established. The lender needed an independent party who could not only report on conditions, but actively stabilize the project and protect the value of its collateral.

The Solution

At the lender’s request, Vertex’s role expanded well beyond standard construction loan monitoring into active project oversight. Vertex served as an independent, on-the-ground advisor – guiding critical project decisions, facilitating resolution between the parties, and maintaining continuous coordination among the lender, general contractor, and developer to keep work in place and prevent demobilization.

Core services included comprehensive draw and pay application review, detailed cost analysis and forensic accounting of project expenditures, cost-to-complete and budget reconciliation, and rigorous schedule oversight – all structured to substantiate continued funding and drive the project toward completion.

Vertex’s independence and command of the project’s cost and schedule history led to two additional engagements on the same asset. The developer subsequently retained Vertex directly, and later a prospective incoming lender evaluating an acquisition of the project engaged Vertex to support its diligence. Over the life of the project, Vertex was retained by three separate parties with distinct interests – a reflection of the credibility and trust our team established with every stakeholder at the table.

The Outcome

The project was completed. Given the conditions at the time of Vertex’s engagement, a cost position roughly 32% above the original contract value, set against an already-extended schedule, completion was not a foregone conclusion. Vertex’s oversight kept the general contractor mobilized, kept funding flowing, and carried the project across the finish line.

For the lender, this preserved the value of its collateral and avoided the substantial cost, delay, and uncertainty of taking back and completing a partially built asset. For the developer, it delivered a finished, operational project. Vertex’s independent cost and schedule position was accepted by all parties, which allowed decisions to be made on facts rather than positions – a key factor in keeping the project moving.
