VERTEX provided comprehensive pre-demolition hazardous materials management services for a commercial medical office building (MOB) located in York, PA. The building was a 40,000 square foot three-story building constructed circa 1960. VERTEX was contracted to perform an inspection for Asbestos-Containing Materials (ACM), Lead-Based Paint (LBP), Mercury-Containing Equipment (MCE), PCB-containing equipment (e.g. transformers, light ballasts) and other universal wastes in support of proposed building raze.
VERTEX identified and quantified asbestos-containing materials and provided recommendations for handling the identified materials. The work was performed by EPA licensed asbestos inspectors. VERTEX also provided a state licensed lead inspector to perform the LBP screening using an XRF Spectrum Analyzer. Based on the findings, VERTEX developed project specifications and other contract documents for the removal of all identified materials, detailing the types, locations, quantities of materials, phasing, and project time requirements. VERTEX also provided project oversight and management services during abatement activities to assess compliance with the contract documents and all applicable laws and regulations.
In addition, VERTEX was retained to provide an Infection Control Risk Assessment (ICRA) plan for the demolition and building raze. VERTEX provided a trained and experienced Industrial Hygienist to perform representative inspections and air sampling as part of the Infection Control Risk Assessment (ICRA) plan for the duration of the project. The inspections included visual assessment of established ICRA protocols and barriers (where applicable) to confirm acceptability, and to alert the ICRA team of any deficiencies that were identified at the time of the inspections and provide remedial solutions. Periodic air sampling included collection of measurements for airborne particles, airborne particulate matter, and noise in pre-determined locations throughout the hospital campus and compared to industrial standards. VERTEX’s variety of expertise was critical to the project team for the successful razing of the building with minimal disruption to the surrounding Hospital campus.
