This project is a 4-floor, 70-unit luxury multi-family residential building in Jersey City, NJ. The Owner initially contracted VERTEX to perform an investigation of the building to remediate aesthetic, water damage, and leakage related concerns, in order to improve the value of the asset. Upon conclusion of the investigation and discussion of findings with the Owner, the scope of work was prepared to include removal and replacement of the entire EIFS façade with a drainable system, installation of a fluid-applied waterproofing system on the back patio, replacement of all balcony waterproofing membrane, and complete masonry restoration including rebuilding stairs, replacement of exterior light fixtures, etc.
VERTEX was then contracted for the Design Management phase to engage and manage an Architect to prepare Construction Documents, following which VERTEX prepared an RFP and led the Procurement process to select a Contractor. Following this, VERTEX was retained to provide continuous oversight of the construction from start to finish.
