This project is comprised of 20 luxury townhomes with waterfront views of the Statue of Liberty. VERTEX was contracted to perform forensic investigations to determine causes of water damage in the units, and prepare a scope of work for remediation. Upon conclusion of the investigation and discussion of findings with the Owner, the scope of work was prepared to include partial and complete replacement of certain facades, windows, bay window assemblies, fiber cement siding, and balcony waterproofing membranes. Repairs also included cutting and replacing certain sensitive mortar joints and repainting.
VERTEX was engaged to review construction details and provide oversight of the construction project from start to finish. At VERTEX’s recommendations, several redundancies/enhanced products were introduced to counter the continued exposure to the marine environment, such as marine grade sheathing and sealants, fluid-applied weather-resistant barrier, additional flashing details, etc.
