VERTEX performed an energy audit alongside a property condition assessment (PCA) and Phase I environmental site assessment (ESA) for this office space in Westwood, Massachusetts. This 208,000 sf, multi-tenant office building had a calculated energy use intensity (EUI) of 68 kBTU/SF. The ASHRAE Level II equivalent assessment provided the potential investor with information regarding the building’s energy consumption history as well as a strategy for continued efficiency improvements. Opportunities were provided in a clear, concise report that made the most cost-effective conservation measures easy to identify. The energy efficiency measures (EEMs) identified at the building included variable frequency drive (VFD) installation, equipment replacement plans, and plumbing fixture enhancements, to name a few. Additional capital-intensive efficiency measures were also identified to provide a starting point for future investment.
