VERTEX performed Lender’s Construction Monitoring Services for Alamo Manhattan Block 42 (aka The Olivia) located in Portland, Oregon. The project consisted of the construction of a new six-story, multi-family building with one level of subterranean parking and additional private parking on Level 1. Amenities include a bike repair shop, bike storage, fitness center, pet spa, media room, TV lounge, garden courtyard, resident lounge and rooftop terrace with a fire pit, outdoor kitchen, grilling and outdoor dining. Level 1 is mixed-use and includes certain private parking, commercial/retail space, and certain residential units. Level 2 – Level 6 are comprised of residential units. There are 232 units ranging from studio to two bedrooms with luxurious finishes as well as certain units including patios and balconies. The building is located by the South Waterfront Greenway with a beautiful view of the Willamette River.
VERTEX was responsible for review of the general contractor’s pay applications, change orders, hard and soft cost review, construction progress, adherence to the construction schedule, workmanship quality and overall risk management. The overall budget for the project was approximately $90 million and the project achieved completion in mid-2023.
