VERTEX performed Tenant Improvement services for a repeat, national executive office client at an 8-story commercial office tower in Irving, Texas. The project required coordination with the Client and Design Team for numerous value engineering ideas. This included demolition/reconfiguration of existing suites and strategic demolition and remodel of existing finishes throughout to minimize costs. The scope also included a full renovation of the existing kitchen/break room, new conference room buildout and finishes, carpet and paint updates to occupied offices overnights and weekends, and phased work areas to minimize impacts to the Clients’ tenants. VERTEX also worked closely with the Client and City Officials to manage and mitigate additional costs due to existing system upgrade requirements for code compliance. VERTEX coordinated intimately with the Client throughout construction, as minimizing impacts to tenant operations was the most critical component of the project.
