VERTEX was retained to assist in the redevelopment of The Walcott property in Denver’s Jefferson Park neighborhood.
The Walcott, originally developed with multiple residential dwellings dating back to the early 1900s, required comprehensive environmental services to prepare it for its new use. VERTEX provided services such as an ASTM Phase I Environmental Site Assessment, a groundwater assessment, a Hazardous Material Survey, asbestos abatement management, structural demolition oversight, groundwater treatment system design, and construction support consulting.
One of VERTEX’s most critical services was the groundwater assessment. Due to the proposed subgrade parking as a part of the redevelopment, VERTEX assessed the potential for contaminated groundwater and determined water quality that would be encountered during construction. VERTEX’s findings allowed for temporary treatment for construction dewatering and long-term groundwater treatment.
Another crucial service provided by VERTEX was the asbestos survey and abatement management services. VERTEX managed and oversaw the abatement of various regulated asbestos-containing materials from the various structures on-site, ensuring complete removal of asbestos-containing materials.
The presence of groundwater contaminated with selenium, uranium, iron, and arsenic at concentrations exceeding regulatory standards required VERTEX to file the necessary permits with the Colorado Department of Public Health & the Environment (CDPHE) Water Quality Control Division (WQCD) and the required City/County of Denver Sewer Use & Drainage Permit (SUDP). VERTEX ultimately designed, procured, and installed a fully automated groundwater treatment system on-site that included the use of various treatment methods for long-term compliance with state discharge regulations.
VERTEX’s consulting and guidance throughout the project ensured the success of The Walcott redevelopment, which was completed on-time and under budget.
