VERTEX served as the Owner’s Project Manager for construction of the new Hingham Municipal Lighting Plant Operations Center. The project involved consolidating administrative offices and field operations into one 22,000 SF facility for better operating efficiency. VERTEX’s services included budget creation and management, designer coordination, constructibility review, value engineering, pre-bid conferences, procurement management, schedule management, records management, full time clerk-of-the-works, franchise utility coordination, change order review and negotiation, pay requisition review and negotiation, attendance as well as presentation at public meetings, punch list coordination and oversight, coordination of owner training and oversight of warranty and closeout documentation processes.
The new construction consists of a one story, 22,000 SF, steel building with brick veneer and metal panels. The structure includes a large garage with wash bay, warehouse, office areas, full men’s and women’s locker rooms with shower facilities, a kitchen, training room and boardroom. A partial mezzanine houses the mechanical rooms as well as document storage. The building was designed with a backup generator to support full emergency/disaster response efforts. Structural steel is installed over one section of the roof to support a photovoltaic system with catwalks to service the system. New utility services, landscaping, parking areas, and drives have been installed.
