Surfside at Sapphire Bay is a new six-story multi-family development located in Rowlett, Texas, within the emerging Sapphire Bay Resort District. The project comprises 315 residential units, including studio, one-, and two-bedroom options, spread across the upper five floors. The first floor houses the leasing office, management office, and various amenity spaces. The project is estimated to reach substantial completion in May 2025.
The project offers a range of amenities, including an elevated rooftop pool with expansive views of Lake Ray Hubbard, a clubhouse, lush courtyards with seating areas and grilling stations, a pet spa, private co-working offices, and a state-of-the-art fitness center. Additional features include non-smoking environments, air-conditioned corridors, controlled access parking, EV charging stations, and smart locks for keyless entry. The outdoor swimming pool and clubhouse, located on the sixth floor, provide residents with elevated leisure and entertainment spaces.
VERTEX is providing Construction Monitoring services. VERTEX is responsible for reviewing project plans, contracts, and construction documents, as well as conducting a comparative cost analysis of the general contractor’s Schedule of Values and Development Budget. VERTEX is also reviewing construction draw requests, soft cost invoices, and pay applications, offering recommendations based on project progress. Additionally, VERTEX is performing monthly onsite observations, providing progress photographs, and assisting with monthly cost reviews to ensure proper fund allocation and alignment with the budget and schedule.
