VERTEX was retained by the Condominium Association to perform a Transition/Turnover Study for a condominium development consisting of 183 residential units and retail space. VERTEX began the study by gathering and reviewing information including governing documents, plans, specifications for construction of the common property, and public records associated with the property. VERTEX conducted owner surveys to assess current conditions and issues from the residents’ perspective before visiting the site. Multiple experts from VERTEX visited the site and made observations relating to the building envelope, common areas and amenities, selected unit interiors, mechanical, electrical and plumbing systems, structural and civil site work, life safety and fire protection systems.
During our investigations, VERTEX identified safety hazards including non-code compliant installations, trip hazards, missing smoke detectors, and unprotected electrical wiring. VERTEX also identified window leaks, improper installation of structural components that were cause for structural concern, and concrete voids that would likely progress into a cosmetic/aesthetic issue for the owners over time.
