VERTEX conducted a Phase I Environmental Site Assessment (ESA) for The Wellington apartment complex located in Arlington, Virginia on behalf of a potential purchaser of the site. The site consisted of 14.42 acres situated on six tax parcels. It has been developed with three, 7- and 8-story apartment buildings constructed in 1960/61. The complex has a total of 711 residential apartment units as well as additional amenities. The scope of work went beyond the ASTM standard and included a limited asbestos survey, a limited lead-based paint survey, lead in drinking water sampling, radon sampling, mold, and moisture assessment, and tank tightness tests for three underground storage tanks in general accordance with Fannie Mae and Freddie Mac Guidelines.
Additionally, VERTEX conducted a Limited Subsurface Investigation (LSI) in conjunction with a geotechnical drilling project at the site. VERTEX completed the project in a timely manner, provided recommendations regarding environmental property conditions, and provided additional consulting services to the client as needed to assist the client during the negotiation process with the seller.
