VERTEX acted as the completion contractor on the surety’s behalf for the construction of the OCH School Redevelopment project. The scope of the project included renovation of an existing 4-story masonry and timber building, formerly a schoolhouse, into a multifamily residence for ages 55 and up. The program includes 37 units on floors 1, 2, 3, and 4 (formerly attic space), along with associated program on the ground floor which included a leasing office, gym, public restroom, commons, electrical room, fire pump room, telecom room, and a janitor closet. The total area is approximately 37,000 square feet. The project included exterior restoration, repair, and reconstruction of existing wood windows and doors, decorative wood trim and brackets, plaster banding and ornamentation, and terracotta tile roofing. 14 parking stalls were provided on site as well as a small patio and community garden for the tenants.
VERTEX’s scope of services included cost analysis, ratification of subcontractors, management of all trades, leading Owner/Architect/Contractor (OAC) meetings, reviewing subcontractor invoices, processing owner payment applications, project closeout, and other construction administration services.
