VERTEX performed Construction Services for Condominium Trust to repair damages to the top floor unit incurred from a compromised carrying beam as a result of the weight of ice and snow on the roof. Damage was identified on both exterior and interior finishes. Services included rafter repairs and insulation and strapping replacement, shoring the roof structure, and replacing an old wood carrying beam with a steel I-beam. VERTEX also repaired/replaced interior finishes including ceiling and walls with gypsum core blue board, replacement of electrical and ceiling fixtures, masonry work, painting, and trim work. While working on the initial loss, a second loss occurred on the roof when a fire started at an adjacent unit. VERTEX’s scope expanded significantly involving the replacement of two skylights, rubber roofing, and demolishing and replacing a rooftop deck. A presentation had to be made to the Landmark Committee for approval of this work to be done in a historic location. Even with the congested, urban setting of this site, services were provided on time and within budget.
