VERTEX provided emergency response water loss support, mold evaluation services, and water damage mitigation support in response to a damaged and leaking chilled water line in an occupied high end luxury hotel in New York City. Impacts were found on nine floors of the building and caused 99 guest rooms to be out of service during a busy season. Remediation services were performed by our client and a series of contractors.
VERTEX’s Services consisted of the following:
Initial Evaluation: VERTEX responded to an emergency request to assist in identifying areas impacted by water damage from a leaking pipe in a guest room. The evaluation consisted of a mix of visual assessment, moisture mapping, thermal imaging, and test cuts to determine the extent of water impacts and migratory pathways. The results were shared with the client, insurance company, and restoration contractors and served as an initial basis for drying and restoration work. Impacted items included walls, insulation, engineered wood flooring, electrical systems, and furniture.
Mold Assessment: VERTEX performed discrete exploratory investigations for evidence of microbial growth within wall cavities and chases. Small wall openings were made to allow exploration and when possible a fiberoptic camera was used to explore the openings rather than expanding the openings. Remedial Planning: In each step of the evaluation and restoration work, VERTEX personnel were present and documented observations, prepared remedial plans, guided restoration efforts, and coordinated with the insurance carrier team. A restoration workplan was developed and maintained as a living document throughout the restoration process. When delayed onset water damage was observed the discovery was added to the remediation plan, insurance carrier notified, and restoration contractors directed to perform repair work.
Project Closeout Services: Following the restoration work on each impacted floor the VERTEX industrial hygiene team prepared letters documenting the completion of restoration services and releasing the floors for re-occupancy. The re-occupancy letters were compiled into a comprehensive investigation and remediation report which was supplied to the client to support an insurance claim for the loss.
