VERTEX was retained by a surety client to monitor the construction of a Family Shelter project from one of its Principals under funds control. The project consisted of the construction of a one-story Family Shelter with approximately 26,657 square feet of total constructed area, fully air-conditioned, reinforced masonry structure in Miami-Dade County. The center included capacity for 60 beds with space for future expansion, kitchens to facilitate multi-family meal preparation, laundry areas, communal spaces, pet kennel, security entrance feature, emergency generator, and secure outdoor play spaces for families. The new facility also incorporated ADA accessible design standards to accommodate residents with disabilities.
VERTEX provided construction monitoring services for over a year until the project was successfully completed. A formal Cost to Complete analysis was prepared for the Surety as well as various cost and schedule analyses throughout the lifecycle of the project. VERTEX also reviewed subcontractor and vendor invoices based on work performed and providing further review and recommendations for construction claims, as well other miscellaneous project closeout and consulting services for the surety.
