The ASTM E2018-08 “Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process” was utilized as a guideline for the site visits and associated report preparations. At the request of the client and as value-added considerations, VTX catered the PCAs to include items not required by the ASTM standard, such as: having the report reviews performed by a registered engineer or architect, other than the field observer; determination of USGS Seismic Hazard and IRC Termite Zone; and a Capital Needs Assessment with a term length of 12 years. Also, a visual review of specific Americans with Disabilities Act related issues and general compliance was performed.
