VERTEX performed tenant improvement services for a client who had purchased multiple vacant commercial/retail spaces on the ground level of a mixed-use building in downtown Wellesley with high-end condo units above. The scope of work was split between two phases. Phase I consisted of constructing three demising walls to divide 3,600 square feet of retail space into four separate units. Phase II involved two demising walls to divide 3,000 square feet into three separate units and also included the buildout of a single 875 square foot unit in a separate area. The buildouts included basic MEP systems for each unit: split system air conditioning, new electrical panels and meter banks, new water heaters and meters and splitting up the fire suppression systems adding new control valves and zones. A new entry door was cut into the exterior envelope to allow an additional means of egress for a tenant space. VERTEX also aided in repairing slabs at five rear doorways for ADA compliance. VERTEX completed both projects ahead of schedule and within budget.
