Andrew Lyons
Assistant Vice President, Project Advisory
Andrew joined the VERTEX family in 2012 with over eight year’s experience in real estate lending, including construction and renovation loans and distressed assets/real estate owned (REO).
Prior to VERTEX, Andrew worked at a non-bank lender performing due diligence as well as ongoing monitoring of construction loans for resorts, hotels, marinas, and golf courses. Additionally, Andrew has experience and expertise in internal and external auditing, risk assessment, and lean process improvement and design (certified Six Sigma Black Belt).
Due Diligence Experience | Andrew has performed numerous Property Condition Assessments and Cost-to-Complete analyses over his career on various property types, including multifamily, hotel, medical, industrial, education, office, retail, and restaurant.
Preconstruction Experience | Over his years at VERTEX, Andrew has completed numerous Plan and Cost Reviews, Mid Construction Reviews, and Project Rehabilitation Reviews on a wide variety of projects, from adaptive reuse projects on historic properties and small multifamily projects to large multi-block high-rise mixed-use projects, large medical facilities, and large logistics facilities. Andrew’s experience aids clients in developing solid budgets for new construction and comprehensive renovation projects alike. Further, Andrew has completed Contractor and Sub-Contractor Evaluations for clients to help ensure the proper team is in place for a successful project and/or investment. Prior to VERTEX, Andrew aided in underwriting numerous construction loans for resort, hotel, marina, and golf course projects throughout North America and the Caribbean.
Construction Experience | Andrew has provided Construction Draw Review Services, Construction Project Management, Mid-Construction Reviews, Project Close Out, and Construction Cost Analysis Services on projects throughout the United States. Andrew’s projects have ranged from small senior housing developments to high-rise luxury condominiums in city centers to specialty medical and educational facilities and many other project types.
Operations Experience | Andrew has been involved in multiple Capital Needs Partnership projects for various clients throughout North America. These projects have ranged from student housing projects to senior independent living facilities. Further, prior to VERTEX, Andrew conducted numerous property inspections on operating resorts, marinas, golf courses, and hotels for a hospitality-focused lender.
