VERTEX performed Lender’s Construction Monitoring Services for the newly constructed global headquarters for Rite-Hite in the heart of downtown Milwaukee, Wisconsin. Rite-Hite is a global leader in manufacturing, selling, and servicing docking equipment, industrial doors, safety barriers, HVLS fans, and industrial curtain walls. The company’s headquarters includes two office buildings connected by a sky bridge and an additional four-story parking structure, including 425 stalls. The two-story South office building is approximately 105,000 SF, includes an employee gym and coffee bar, and is equipped with 900 solar panels. The four-story North office building is approximately 160,000 SF. It consists of the main lobby, employee cafeteria, golf simulator, and generous outdoor patio space equipped with heated granite pavers, overhead radiant heaters, and a built-in gas fireplace. The exterior façade of all three buildings consists of a beautiful combination of granite and aluminum storefronts.
Our construction monitoring services provided valuable oversight throughout every stage of the $115 million project by performing timely draw reviews and thorough site observations. VERTEX performs our standard lender’s representative services including pay application review, hard cost review, and monthly site observations. VERTEX is able to provide prompt pay application review and recommend funding by participating in monthly onsite pencil requisition meetings and site observations which allows to mitigate risk and leads to a more efficient funding process throughout the life-cycle of the project. The South office building was completed in June 2022, and the North office building in February 2023.
