VERTEX performed a Phase I Environmental Site Assessment (ESA) of Pine Manor College campus located in Chestnut Hill Massachusetts. The campus consists of 6 parcels totaling 60 acres and is developed with 22 buildings, including a library, a dining hall, administrative buildings, residential dormitories, and classroom, laboratory, and lecture hall spaces. Site buildings were constructed between 1891 and 1997. The scope of work followed the GE Capital Commercial Real Estate document entitled “Scope of Work Guidelines for Environmental Due Diligence” dated December 2007 as well as the All Appropriate Inquires (AAI) Final Rule of November 1, 2005, and the E1527-05 American Society for Testing Materials (ASTM) document entitled “Standard Practices for Environmental Site Assessments: Phase I Environmental Site Assessment Process” for commercial real estate.
VERTEX thoroughly investigated the history, site structures and waste disposal as part of this assessment. VERTEX was able to identify 10 current and former underground storage tanks (USTs) and multiple aboveground storage tanks (ASTs), and documented the size, location and contents of each of the tanks in the final report. Additionally, VERTEX identified other potential sources of impacts, including a former garage and machine shop that were previously in operation at the current science building, laboratory waste tanks, and freight elevators that were in operation at the site over the years.
VERTEX completed the project on time and on budget, allowing the client to progress with the financing project.
