Deborah Morton

Assistant Vice President – Florida Market Leader, Project Advisory

23 years’ experience as a Real Estate Development and Construction Consultant has allowed Deborah to represent Private Equity/Investors, Fortune 500 Capital, REITs, Private and Public Debt Lenders, Developers/Owners, and Law Firms. Understanding the varying positions of each player within a Real Estate Transaction has enabled Deborah to improve services and create strategy to grow Vertex’s market share.

Professional experience includes managing construction projects of all sizes throughout the United States representing different stake holders and managing their risk. Experience includes all Pre-Construction and construction services, including but not limited to contracts negotiation, coordinating and managing the design team, bidding projects, general contractor/subcontractor selection, developing project budgets, cost control, and construction management through completion. As Senior Leadership, Deborah leads the Florida Superhub, focusing on efficiency to maximum profitability, strategic planning and forecasting, and revenue growth.

Due Diligence Experience:
Supports a vast array of custom services within the Due Diligence stage, including Civil Engineer Services, utility setup, impact fees, permitting, etc. to identify risk early on and prepare for a successful development.

Preconstruction Experience:
Within the Preconstruction stage, Deborah has experience with bidding projects, general contractor and subcontractor selection, developing a project’s budget, value engineering, contract review, risk analysis and negotiation, and representing different stake holders for benefit of the project.

Construction Experience:
Managing a construction project from commencement to completion, managing project risk to ensure a more profitable and successful outcome. Services include construction observations, draw and pay application review, Cost to Completes, change order review and design management.

Deborah is experienced in managing distressed projects, improving relationships, mitigating risk, analyzing project documentation, and contract completion. Finally, Deborah has experience in contractor removal and re-selection, project re-start, and communication with all stake holders in the goal of protecting the asset/investment.
