CPM Scheduling Expert

Construction delay claims and construction defect claims comprise the majority of construction litigation, both of which are often complex and challenging to measure, particularly without expert insight.

VERTEX’s team of Critical Path Method (CPM) scheduling experts evaluate and construct delay claims and time extension requests for clients across the construction industry on all types of projects.

Our construction delay experts employ a range of industry-recognized forensic scheduling techniques. Selecting the right delay analysis method requires assessing individual claim characteristics and project specifics. Key criteria, such as the availability of contemporaneous schedule updates, requirements of the contract documents, and the quality and/or the reliability of available construction schedules can play a role in deciding which methodology is appropriate for your situation.

VERTEX’s scheduling and claims professionals have experience preparing affirmative delay claims, as well as evaluating and responding to delay analyses. VERTEX’s experts assist our clients by:

  • Identifying delay events and impacts, such as change orders, differing site conditions, design deficiencies, etc.
  • Quantifying the delays through a forensic schedule analysis, establishing entitlement through evaluation of causation, and apportioning delays to responsible parties.
  • Calculating and preparing cost schedules for delay damages including extended field office overhead, unabsorbed home office overhead, standby equipment, liquidated damages, actual damages, and/or lost revenue.
