Construction Manager & General Contractor Scheduling
An accurate and well-thought-out CPM Schedule is a tool for the use of all parties to plan projects, monitor progress, and assure timely completion. It provides the proper early warning to adjust course to meet milestones or completion dates.
It is TriLogix’s proven philosophy that delays on any construction project can be effectively minimized and/or avoided by applying fundamental principles.
- Develop a schedule in a team effort with all parties during Pre-Construction and Construction phases.
- Build in detail to cover procurement, coordination, engineering & fabrication, construction detail based on drawing reviews and client input, back-end testing/inspections, and handovers.
- Pro-actively use the schedule to monitor progress.
- Document issues contemporaneously.
- Resolve disputes in a timely manner.
CPM Schedule Auditing
TriLogix provides advisory services to review and comment on the submitted schedules. Our typical services provided include:
- Pre-Construction/Planning Phase – Prepare schedule specifications to be included in contract bid documents. Identify key project milestones in preparation of summary schedule for information to bidders. Identify key sensitive areas in detail. Review schedule of bidder response.
- Construction Phase – Schedule Development – Conduct an in-depth audit review on the preliminary CPM schedule and on the detailed baseline schedule.
- Construction Phase – Schedule Updating – Attend monthly update meetings and job site visits to assess progress. Analyze update submittals and provide comments to the Owner. Provide monthly narratives. Advise the Owner on current or potential problem areas and suggest corrective action such as time extensions.
Master Scheduling
What is it?
We develop, monitor and administer the Master Project Schedule. The schedule is developed using a Team Effort with representatives from the Owner, Developer, Construction Managers/General Contractors and Design Consultants.
What are the Benefits?
By integrating each project team members work plan into one Master Project Schedule, an Owner need only reference one document to check the status of any component of the project. By integrating all schedules into one Master and defining interrelationships between project components, conflicts can be identified and remedied to ensure the overall project goals are not compromised. Additionally, by consolidating and linking all team members’ schedules into a Master Schedule, the effect on the overall project can be easily demonstrated, should a team member deviate from their work plan.
